Compensation: $160,000 to $180,000 per year plus bonus
JOB FUNCTIONS:
Hire, train, supervise, schedule, discipline and plan the activities of maintenance department personnel.
Complete, hold and follow up on employee performance reviews on a timely basis.
Ensure that effective preventive maintenance schedules are followed.
Plan and implement procedures, systems and controls to ensure an efficient maintenance department.
Establish department operating budget for submission to management covering costs of heat, light and power and maintenance and repairs.
Communicate maintenance information and problems to the GM and other Heads of Department on a daily basis.
Prepare an annual, itemized, special project budget to management, including all changes and replacements of mechanical equipment required by all departments.
Develop and update comprehensive departmental polices and manuals.
Maintain all the firefighting equipment in first class order. Ensure that the fire crew has a complete understanding of all procedures, equipment and alarms.
Establish good working relationships with contractors who will furnish reliable 24-hour emergency service.
Compile a monthly consumption report on heat, light and power to include electricity, gas, steam and water.
Ensure all personnel under the jurisdiction of the Director of Engineering are exposed to hotel internal and external training on an on-going basis.
Ensure effective communication and good relations between the maintenance department and other departments in the hotel.
Prepare and follow through on any projects as outlined by senior management.
Ensure all public areas are patrolled daily and all lighting is in good order.
Ensure all maintenance personnel is in uniform and well groomed.
Ensure timely completion of all assigned responsibilities.
Develop and maintain an energy conservation program allowing the hotel to meet its annual budget targets.
Prepare requisitions for purchase and work orders and liaise efficiently with the Purchasing Manager on such matters.
Conduct oneself in a professional manner at all times to reflect the high standards of The Mark Hotel and encourage staff to do the same.
Maintain a good working relationship with other employees, providing instruction and encouragement as needed.
Ensure a clean, neat and organized work area.
Attend and participate in all required meetings.
Respond properly in any hotel emergency or safety situation.
Perform other tasks or projects as assigned by hotel management and staff.
QUALIFICATION REQUIREMENTS:
Must know HVAC system design
New York union experience strongly preferred
Must be licensed in Standpipe/Sprinkler
Hands-on job.
Previous experience in luxury properties preferred
Outstanding presentation and customer service skills
Reading, writing and oral proficiency in the English language.
Two (2) years college engineering or equivalent desirable.
